6 Home-Selling Mistakes That Make You Lose Money

4. Hiding the problems

Let’s be honest about this one: Nobody wants to buy a home that has problems. Would you buy a home with problems? Probably not. Most people, when they want to make a big investment, like buying a new home, want to get one that is in good condition so they will not need to start repairing it as soon as they move in. Or even worse, to postpone their move because they have to repair various things.

That means you should avoid home-selling mistakes like this one and always be honest about the problems with your property. If there is something in your home that you can’t repair, you better announce it, even if it is not visible to the naked eye. In the seller’s disclosure, sellers must list any updates, issues, or recent repairs.

All of these things will come up after the inspection, and the best thing is to not let the buyer second-guess their choice. Even if the inspection misses a leak or structural problem but the buyer later can show you were aware of it, you risk being sued.
